Founder plan: a year of TenancyTally for £59

Pay £59 now and get twelve months of the Starter plan from the day the UK beta opens, a say in what gets built first, and a full refund if we don't launch. The same year costs £79 after launch, and £108 paid monthly.

What you get

  • Starter plan for 12 months from launch: up to 5 properties, rent ledger, numbered receipts, rent statements, expenses by HMRC category, tax-year export
  • Access to the beta before the public, with your tenancies set up by us if you send a spreadsheet
  • A direct line to the person building it, and a vote on the roadmap
  • Founder price locked for renewals: £59 a year for as long as you stay
  • Full refund, no questions, if TenancyTally has not launched by 30 June 2027

What you don't get

  • Making Tax Digital filing. TenancyTally keeps records and exports them; it does not submit to HMRC
  • Bank feeds, tenant screening or a tenant portal
  • Anything before launch. You are paying for a year that starts when the beta opens, planned for early 2027

Why sell it before it exists

TenancyTally is being built by one person, in the open, for landlords with a handful of properties. Fifty paid founder places tell us two things before any more code is written: that the problem is worth solving at this price, and which of the planned features matter most to the people who will use them. Nobody is being asked to fund the build; the price is for the year of service, paid early, with the risk covered by the refund.

If fewer than ten people take a founder place in the first month, that is the signal that the product isn't wanted, and everyone who paid gets their money back. That number is written down in our plan, and we will hold to it.

How the refund works

Refunds are handled by Paddle, the merchant of record for this purchase, and return to whatever you paid with, card or PayPal. You can ask for one at any time before the beta opens, by replying to any of our emails, and it is processed without questions. After the beta opens, the normal 14-day right to cancel applies from the day your access starts. The full refund policy is published.

Founder plan questions

When does the beta open?

Early 2027 is the plan. Founders are the first in, before the public, and your twelve months start on the day you get access, not on the day you pay.

What if I have more than five properties?

The founder plan is Starter, which covers five. When the Plus plan (up to fifteen) launches, founders can move to it and pay only the difference, with the founder discount applied.

Is VAT included in the £59?

No. Paddle adds VAT at checkout based on your country, so a UK buyer pays £59 plus 20% VAT. Paddle is the seller of record and issues a VAT invoice.

Can I get a refund?

Yes, at any time before the beta opens, for any reason, and automatically if TenancyTally has not launched by 30 June 2027. Reply to any email from us and Paddle refunds the original payment method.

Does the founder plan work in Australia?

You can buy it from anywhere, and Paddle charges in your local currency. The UK version launches first; the Australian version, with rental ledgers and state vocabulary, follows. If you are in Australia, your twelve months start when the Australian version opens.

Who is behind TenancyTally?

Marcelo Batista dos Santos, an engineer who builds and runs small web products, working with UK and Australian landlords on the early access list. You can email him directly at hello@tenancytally.com.
