TenancyTally is simple landlord accounting software: record each rent payment, issue a numbered receipt or rent statement in one click, log expenses by HMRC category, and hand your accountant a clean year-end export. £9 a month, no contract.
Free for one property. Launching in the UK first; Australia follows.
| Due | Rent | Received | Receipt |

| 1 Aug | £925 | 2 Aug | TT-2026-0047 |

Most landlord software is built for agencies with hundreds of units and priced like it. If you have a flat or two and a spreadsheet that has stopped making sense, this is the simpler option.
Expected rent is generated from the tenancy, so you only mark what came in. Late, partial and missing payments stand out without you doing the sums.
Every payment becomes a numbered PDF receipt, emailed to the tenant. Need a rent statement for a reference or a benefit claim? Pick the dates and send it.
Repairs, insurance, mortgage interest, letting fees, ground rent: each expense goes into an HMRC-style category, and the year-end export comes out ready to use.
Set-up takes about three minutes per property. After that, a few minutes a month.
Address, tenant, start date, rent amount and frequency. TenancyTally builds the expected payment schedule for you.
Mark rent as received, log an expense, attach a photo of the invoice if you like. Reminders tell you when rent is overdue.
Receipts and statements go to the tenant in one click. In April, export the tax year as CSV or PDF for your accountant.
An honest comparison. If you need the right-hand column, we will say so.

No. TenancyTally keeps your rent ledger, receipts and expense records in order and exports them for your accountant. It does not submit anything to HMRC and is not MTD-recognised software. If your property income is above the MTD threshold, you will still need recognised software or an accountant to file; TenancyTally gives you the clean records to hand over.
Private landlords in the UK and Australia with one to five properties who manage lettings themselves and currently use a spreadsheet, a notebook or nothing at all. It is not built for letting agents or portfolios with dozens of units.
Not in the current version. You record rent received and expenses yourself, which for a handful of properties takes a few minutes a month. Open banking feeds are on the roadmap but will never be required to use the product.
Yes. Every payment you record can be turned into a numbered PDF receipt and emailed to the tenant in one click. You can also produce a rent statement for any period, which tenants often need for referencing or benefit claims.
